VOCPhone for Landlords

A tenant with no hot water is ringing you at 9pm.

Property investment is meant to be passive. Then a hot water service fails on a Sunday, and suddenly you are a 24 hour maintenance switchboard with a day job.

Said out loud by every investor

You have said at least four of these this month

These are the reason property investment stops feeling passive.

01

You are the after hours maintenance line

Your personal mobile is the emergency contact for every property you own, at every hour.

The agent answers, triages and dispatches according to your rules.
02

Not every emergency is an emergency

A burst pipe and a dripping tap both get reported at 10pm with the same urgency in the tenant's voice.

The agent triages by your definitions, and only wakes you for the real ones.
03

Vacancy enquiries arrive in the evening

People look for rentals after work and ring immediately. If nobody answers they inspect somewhere else.

Enquiries answered and inspections booked at any hour.
04

You have a day job

Your properties ring during meetings, and you cannot take them without explaining yourself to an employer.

Nothing routine ever reaches you during the day.
05

Nothing is documented

Maintenance reported verbally, agreed verbally, then disputed at the end of a lease.

Every call recorded, transcribed and summarised against the property.
06

Multiple properties multiply everything

Three or four properties and you have no idea which tenant is calling about which address.

Calls arrive tagged to the property and the tenant.
Watch one get handled

9:10pm Sunday. Triaged without waking you.

This is the call that used to ring your personal mobile. Here it is answered by a VOCPhone AI phone agent, from what you told it about your properties.

It sounds like it is from here. Genuine Australian accents, calm and clear, not a call centre.
It knows your properties and rules. Addresses, tenants, your preferred tradespeople and what counts as urgent.
It triages properly. A burst pipe gets your mobile. A dripping tap gets logged for Monday.
It documents everything. Which matters at the end of a lease more than anyone expects.

AgentGood evening, you have reached the property line. How can I help?
TenantThere is no hot water at all at 14 Marlow Street. It has been off since this afternoon.
AgentThanks for letting us know. Is there any water leaking, or any smell of gas?
TenantNo leaking, no smell. Just cold water.
AgentGood, that means it is not an emergency but it is a priority. I have logged it against 14 Marlow Street and am sending it to the plumber we use for that property, requesting attendance tomorrow morning.
TenantThank you. I work until three though.
AgentNoted, I have recorded that access is easier after three. You will get a text confirming the time once the plumber responds.
What happened on a Sunday night
  • Tenant answered immediately instead of ringing out
  • Safety questions asked first, then triaged as priority not emergency
  • Logged against the correct property and sent to your preferred plumber
  • Access constraints captured, and nobody had to wake you
The number nobody tracks

Vacancy is the only thing more expensive than maintenance

Every week a property sits empty is rent you never recover. Enquiries about vacancies arrive by phone, in the evening, and go to whoever answered first.

1Vacancy costs run continuously. A property empty for two extra weeks because nobody answered enquiry calls is pure loss.
2Unanswered maintenance becomes a bigger repair. A leak reported Sunday and actioned Wednesday costs a great deal more than the same leak actioned Sunday.
3Tenant relationships determine renewals. A tenant who cannot reach anybody does not renew, and turnover is the most expensive event in property investment.
One number, every property

A dripping tap and a burst pipe should not get the same response

Publish one number. Behind it, emergencies reach you or your tradesperson, routine maintenance is logged, and vacancy enquiries get booked in for an inspection.

Demand peaks

Storms and lease cycles both arrive without warning

Maintenance calls cluster around storms and cold snaps, and vacancy enquiries cluster around lease cycles. Neither waits for a convenient moment, and both arrive outside business hours.

An AI agent covers all of it. Emergencies triaged properly, routine work logged, and vacancy enquiries booked into inspections at whatever hour they arrive.

Your phone should know which property is calling

VOCPhone connects to more than a thousand apps and offers open APIs, so a call arrives with a tenant attached to it rather than just a number.

Why VOCPhone

One provider, one network, one bill

Most providers sell you a phone system that runs on infrastructure they rent. We built ours, which changes what we can promise.

Straight answers

The questions landlords ask us first

Can it decide what is an emergency?

It applies your definitions, which is better than a tenant's assessment at 10pm. You decide what counts: no water, no power, gas smell, flooding, a security issue. Those reach you or your trade immediately.

Everything else gets logged with full detail for the next business day. It always asks the safety questions first.

Can it send jobs straight to my tradespeople?

Yes. You nominate a preferred trade per property or job type, and it dispatches the request with the address, the fault and the tenant's access constraints already captured.

That is usually the difference between a repair happening Monday morning and Thursday.

I only have two properties. Is this overkill?

Plans start at a single user, so the cost is modest. The question is what two extra vacant weeks or one deferred repair costs you, because both are usually more than a year of phone system.

It also gives you back your evenings, which most landlords value more than they expect to.

What happens when the AI cannot help?

It hands over, and you decide where. Rent disputes, lease negotiations and anything a tenant is upset about can go to a person, a queue, or a manager's mobile.

The caller does not repeat themselves either. Whoever picks up gets the context the agent already gathered. Outside hours it takes the details, texts a confirmation and queues the callback.

What difference does owning the network actually make?

Most providers resell somebody else's switch, which means when something breaks they raise a ticket with a wholesaler and wait, exactly like you would. VOCPhone built and runs its own Australian network, so we fix it ourselves.

It is also why we can put a number on uptime and offer a price match. There is no reseller margin stacked in the middle of your bill.

How does the price-match guarantee work?

If you find comparable Australian business voice for less, we will match it. The terms are on our price guarantee page and we would rather you read them than take a slogan on trust.

We can do it because we are not paying a wholesaler for the underlying network.

Do we have to change our phone number?

No. Number portability is standard, including 1300 and 1800, so the number on your existing contact number for tenants stays exactly as it is.

We port it across and plan the cutover around your hours, not ours.
